St. Joseph Grand Lodge of Oregon | Façade Reconstruction
Façade reconstruction of a 6,000 SF historic commercial building requiring full exterior envelope replacement, hazardous material abatement, and structural repair within an occupied urban corridor. Originally constructed in 1908, the building required significant intervention to address deteriorated exterior assemblies and maintain long-term performance. MCG was engaged to execute a controlled reconstruction of the façade, including asbestos abatement, removal of failing wall systems, installation of a new weather-resistive barrier system, full window replacement, soffit repair, and new siding and exterior finishes.
The work required disciplined sequencing to safely manage abatement, protect the existing structure, and coordinate installation of new envelope systems within the constraints of the existing building. MCG aligned scope, safety, and construction execution to deliver a stabilized, code-compliant exterior that supports the building’s continued use and long-term durability.

MCG worked in close coordination with the PCC design team to execute interior and exterior improvements, including a new accessible kitchen, full accessibility upgrades, plumbing system replacement from street to building, restroom reconfiguration, and deck repair and reconstruction.
The project required disciplined coordination of existing conditions, including flooring systems, mechanical performance, and preservation of original wood finishes. MCG led value engineering efforts to resolve these conditions, align scope with budget, and maintain performance standards without compromising the integrity of the space.
This project reflects MCG’s ability to manage renovation work where existing conditions, design intent, and system upgrades must be aligned through controlled execution and real-time decision-making.

Commercial Avenue Portland OR
Full Home Repositioning | Basement Conversion + Interior Transformation
MCG led the full acquisition and repositioning of this three-level residential property, transforming an underutilized and dated home into a functional, market-ready asset designed for modern living. The existing home presented significant inefficiencies, including a basement level used strictly for storage, outdated interior finishes, and limited cohesion across living spaces. MCG approached the project with a clear strategy: unlock usable square footage, modernize the interior, and elevate the overall livability of the home. Scope included a full interior renovation featuring kitchen and bathroom upgrades, new flooring, lighting, and finish packages throughout.
